There’s no hard photo cap — you get as many high-quality photos as it reasonably takes to capture your home. As a guide: usually around 30 to 40 images for homes up to 2,000 sq. ft., 40 to 50 up to 3,000, 50 to 60 up to 4,000 and 60 to 70 up to 5,000. If your property is larger, our system adds a small fee based on the square footage. This simply covers the extra time our photographer spends at your house and the extra editing needed to show off all your extra rooms and larger layout.

Our real estate photography services start at $225 for homes up to 2,000 sq. ft., $250 up to 3,000, $325 up to 4,000 and $400 up to 5,000 sq. ft. Add-ons are priced separately: drone $50, 2D floor plan $50, video walkthrough $100, a Zillow or Matterport 3D home tour $200 to $500 depending on home size, and virtual staging, virtual twilight or digital declutter $10 per photo. Every day your house isn’t listed is a lost opportunity. We deliver your fully edited, high-resolution photos the very next morning in one easy-to-share web link. Plus, you get full ownership rights. You can post them on Zillow, the MLS, Facebook, or print them on flyers without ever worrying about extra licensing fees or watermarks. Once we send them, they are yours to use forever.

The camera sees everything, and everyday clutter makes rooms look small and cheap to online buyers. To get the highest offers, clear all kitchen and bathroom counters, hide personal family photos, move pet beds and trash cans out of sight, and open all the window blinds to let in natural light. A clean, simple space lets buyers imagine themselves living there. Once you book, we will email you a simple “Prep Checklist” so your home is 100% ready.

We keep the payment process incredibly easy. You can pay using Zelle or Cash with zero extra fees. We also accept all major Credit Cards for your convenience, which includes a small, flat $5 processing fee. Your payment is handled smoothly online so you can focus entirely on getting your listing live.

Chicago weather is unpredictable, but your marketing timeline shouldn’t suffer. If it’s just cloudy, our editors will digitally add beautiful blue skies for free — every exterior photo includes our “Blue Sky Guarantee.” If it is heavily raining or unsafe to fly the drone, we will shoot the interior that day and return for the exterior and drone shots on the next clear day at no extra charge to you.

We recommend booking 3 to 5 days in advance, especially during the busy Spring and Summer markets. However, we know real estate moves fast. We believe in 100% transparency — you will never get hit with a surprise invoice after a shoot. We’re based in Arlington Heights, so there’s usually no travel fee across the Northwest, North and West suburbs — every town we list, nearby areas like Bensenville and Naperville, and much of Chicago.

For listings further out, a small flat fee (typically $10 to $60) is agreed with you before the shoot — for example, downtown Chicago parking, or the drive to a distant market like Rockford. Luxury Showcase shoots never have a travel fee.

Your reputation with your seller is our top priority. We’ve photographed more than 2,000 homes and have a near-perfect track record, but if we ever miss a specific angle you requested or something isn’t up to our elite standard, we will re-edit or re-shoot the property to make it right. No arguments.

Empty rooms look much smaller in photos and make buyers focus on flaws. Our Virtual Staging ($10 a photo) is a fraction of the cost of physical staging.
